While an attractive interior design and a beautiful set of furniture give an HDB flat an edge over other properties you’re checking out, you also have to weigh in on the comfort it offers.
Imagine spending summer days inside this property that could potentially be your next home. Does it really circulate fresh and clean air? Comfortable environment has a lot to do with proper ventilation. Most home buyers take that aspect for granted. You should not be one of them. Instead of focusing on what you can see, get the feel of the airflow inside that HDB flat and look around if there’s a touch of greens inside or in the balcony.
Here’s a list of what you need to look for within the premises of the property. These elements and appliances are good signs of a clean and fresh environment inside that apartment or unit.
Windows are positioned for good airflow
The property may be huge or spacious but that amount of space will not guarantee comfort if the unit does not allow for free and good natural ventilation. You certainly don’t want your air conditioner to work 24/7 to cool down the space day and night.
Your next home must allow for a good airflow even without cooling units on. Windows placed in opposite directions or parallel to each other is one great sign of good airflow inside the property. It is advised that there is a window where fresh outdoor air can enter and one where humid and heavy air can exit. A parallel window structure can guarantee that.
Provision for or proper placement of air conditioner
If you’re buying a furnished unit with an air conditioner, don’t thank the heavens yet. Make sure the seller is not leaving you with a problematic air conditioner that barely functions. If ever you’re in this situation and you don’t have a budget for a new AC, then you should call an aircon maintenance company to service that unit. There are several reasons why a cooling unit needs chemical wash.
If you’re planning to buy a new cooling unit, though, check the property if the space for AC is in a good position. It should not be located above any electrical socket or placed in front of any plant. Check out what we have written on aircon placement tips to ensure maximum comfort.
Exhaust system in the restroom
Even the bathroom should have good ventilation to prevent humidity and moisture that allows molds to thrive. You can easily see the effects of bad or absence of ventilation inside the restroom by just looking at the walls and ceiling. Usually, there are signs of molds in these areas of a bathroom with poor ventilation. It is highly advisable to have at least an exhaust fan in this area to expel humid air and odors from the bathroom.
Kitchen hood in the cooking area
Finally, check the kitchen area of the property if it has at least a kitchen hood above the stove. Although not required, a kitchen hood can ensure fresh and clean air circulating inside the house because this device sucks up all the grease, oil, and hot air produced by cooking and take them all outside the property.
So the next time you check for an apartment or unit to invest on, keep this list in mind and include these items to your own checklist before deciding which one to buy.
